    BUILDING CONDITION REPORTS

If you are planning on buying or leasing a property, you’ll need a comprehensive assessment of the building and any potential repairs or maintenance that may be required. • DILAPIDATION REPORTS

    DILAPIDATION REPORTS

If you require a dilapidation report, our team of professional building inspectors and engineers have the expertise and knowledge to assess the condition of a property and identify any potential issues.

Similar to a building condition report, a dilapidation report (also known as a pre-construction report) is a document that describes the condition of a property before construction or development work commences. It is typically used by developers, builders, or local governments to document the condition of a property before and after construction, and to ensure that any damage caused by the construction is properly repaired.

  • SCOPE OF WORKS

    SCOPE OF WORKS

A scope of works document outlines the specific tasks, deliverables, and timelines for a project or a portion of a project. It is used to define the project’s objectives and expectations, and to ensure that all stakeholders understand what work will be performed, by whom, and to what standard. The project manager typically creates the scope of works, but it may also be developed by the client, and is usually reviewed and approved by both parties before the project begins. When we provide you with a scope of works document, it can include:

    • Project overview and objectives
    • Deliverables and milestones
    • Resources (people, equipment, and materials) required to complete the project
    • Assumptions and constraints
    • Quality standards and acceptance criteria
    • Communication and reporting requirements
    • Schedules and timelines
    • Budget and payment terms

  • Waterproofing Scopes, Design & Specification

    Waterproofing Scopes, Design & Specification

At The Construction Adviser (TCA), we offer a comprehensive suite of waterproofing services that ensure your project is protected from water ingress at every stage – from design to completion. Our team comprises experienced builders, waterproofers, engineers and certifiers who take an independent and technically informed approach to each project.

    Our waterproofing services include:

    • Diagnostic Waterproofing Inspections:
We carry out detailed on-site investigations to assess the root cause of water ingress or failure. Our inspections include moisture readings, visual and destructive testing (where required), and photographic documentation. Findings are provided in clear, code-referenced reports that align with the requirements of the National Construction Code (NCC), AS 3740, AS 4654 and other relevant standards.
    • Waterproofing Design and Detailing:
We prepare custom waterproofing designs and construction details to suit new builds, remedial works, and complex environments such as podiums, balconies, basements, and internal wet areas. Designs are tailored to the construction method and environmental exposure zone and can be provided to meet Design and Building Practitioners Act (DBPA) compliance requirements where applicable.
    • Remedial Waterproofing Scopes of Work:
Where failures are identified, we prepare thorough, builder-ready waterproofing scopes of work. These scopes can be used for quoting, tendering, or rectification. Each scope is designed to mitigate further risk and ensure durability and compatibility with existing building elements.
    • Product Selection and System Specification:
We do not take a one-size-fits-all approach. Each project is reviewed on its own merits, and we work closely with the manufacturer who offers the most appropriate, compatible, and code-compliant system for that specific construction type and condition. This ensures practical, maintainable and warranty-supported outcomes.

    What sets us apart:

    • We have strong working relationships with most major waterproofing manufacturers and suppliers across Australia.
    • Our consultants have undertaken product-specific training directly with manufacturers, giving us up-to-date knowledge of their systems, limitations and installation requirements.
    • We also deliver joint industry training with manufacturers, helping contractors and consultants understand proper installation practices and material compatibility.
    • Our team regularly participates in national technical committees, regulatory consultation, and the development of waterproofing standards and industry guides.

Whether you require a peer review, diagnostic assessment, or full remedial specification, TCA brings deep technical knowledge and an impartial, solution-focused approach to every project.
